About Real Property Management Greater Milwaukee Suburbs

Real Property Management Greater Milwaukee Suburbs is a locally operated residential property management company serving Milwaukee, Waukesha, and Washington counties from our office in downtown Waukesha. We combine the systems, technology, and national vendor network of the largest property management franchise in North America with day-to-day decisions made by a local team that knows how differently a West Allis duplex and a Pewaukee single-family rental actually behave.

Local management. National backing. One Waukesha office serving Milwaukee, Waukesha, and Washington counties.

Who We Are

The same Wisconsin ownership group runs three Real Property Management franchises. Ours is the southeast one, covering Milwaukee, Waukesha, and Washington counties out of Waukesha. The other two sit in Madison and Oshkosh. Shared across all three: leadership, trust accounting, and the operating playbook. Not shared: who decides what happens at your building.

The word “Suburbs” in our name is deliberate. The suburban ring around Milwaukee does not behave like the city core, and it does not behave like one market either. Waukesha County runs on corporate and healthcare employment anchored by GE HealthCare, Quad, Kohl’s, and ProHealth Care, with housing stock that is mostly 1970s through 1990s and now moving through its second round of major mechanical work. West Allis and the inner ring are dense, fast-turning grids of pre-war bungalows, workers’ cottages, and duplexes where properties lease in days rather than weeks and where knob-and-tube wiring, original windows, and basement moisture are ordinary line items. Washington County is a different profile again, further out and more owner-occupied, with rental demand concentrated in West Bend, Hartford, Slinger, Jackson, and Richfield.

Managing rentals across those three counties means pricing, screening, and scheduling against the actual submarket, not against a metro average. One Waukesha team owns that work end to end, and answers for it.

Backed by a National Brand, Operated Locally

This office runs on the Real Property Management platform. The network is the largest residential property management company in North America, with nearly 40 years behind it and more than 450 locations across the United States and Canada, and it has been covered by the Wall Street Journal, U.S. News & World Report, MarketWatch, Reuters, Entrepreneur Magazine, and Fox Business.

For an owner here, the practical value is the machinery: applicant screening, leasing systems, maintenance workflow, and trust accounting that have been stress-tested across tens of thousands of units.

The judgment stays local. Whether a 1920s duplex needs its lateral replaced now or can hold another season is not a call a national system makes. It gets made in Waukesha, by people who have watched that building type fail before.

Leadership

Leadership is shared across the group’s three Wisconsin franchises. These are the people whose standards this Waukesha office runs on.

Rob Goral

Chief Executive Officer

Rob Goral is a real estate entrepreneur and investor with nearly two decades of experience in property management, real estate investment, and financial strategy. As President and Co-Founder of multiple Real Property Management offices across Wisconsin—including Milwaukee, Madison, and Appleton/Oshkosh/Fond Du Lac markets—Rob focuses on strategic growth, operational excellence, financial oversight, and client relations. Under his leadership, these firms have built strong regional reputations for disciplined processes, responsive service, and consistent performance.

In addition to property management, Rob is Co-Founder and Managing Partner of Horizon Alternative Investments, a private firm focused on real estate syndications. He oversees underwriting, capital formation, risk management, and portfolio strategy, working closely with investors to identify and execute high-quality opportunities.

Rob began his career as a Senior Tax Accountant at Wipfli LLP, specializing in real estate and construction, which continues to inform his analytical and compliance-driven approach to business. He holds a Bachelor of Business Administration in Accounting from the University of Wisconsin–Whitewater and is a Certified Public Accountant (inactive).

Outside of work, Rob enjoys staying active, traveling across the country to watch his kids play baseball and softball, following televised hockey games—having competed at the collegiate level—and spending time outdoors with family and friends.

Myles Tourtillott

Chief Operating Officer since 2017

Myles moved to Madison in 2006 to pursue his undergraduate degree at the University of Wisconsin. What started as a side gig handing out promotional swag during Badger football games soon led to a leasing agent role, sparking his passion for real estate. While earning his B.S., Myles advanced to Marketing Manager and expanded his expertise with four other Wisconsin property management firms. He gained hands-on experience managing diverse properties-from student housing and senior apartments to Class A developments and low-income housing. His leadership includes overseeing portfolios with 2,300+ rental units and managing over 50 property management and maintenance staff members. As the leader at Real Property Management, Myles applies his extensive background to deliver proven, effective strategies. His philosophy is simple: “We know what works and what doesn’t, and we’ll never try to sell you on the latter. Outside of work, Myles enjoys hunting, fishing, and extreme backpacking adventures across the globe.

Our Local Office Model

Everything runs out of one office on Main Street in downtown Waukesha. The people setting rents, approving repairs, and signing leases are in that building. There is no national call center standing between you and them.

Our office is located at 401 W Main St, Waukesha, WI 53186. Reach us by phone at 262-309-6961.

From this office we serve Waukesha County (Waukesha, Brookfield, Pewaukee, Menomonee Falls, Muskego, Delafield, Oconomowoc), Milwaukee County (Milwaukee, West Allis, Wauwatosa, Oak Creek, Greendale), and Washington County (West Bend, Hartford, Slinger, Jackson, Richfield), along with Watertown. The full list of communities we cover is on our areas we serve page.

Who We Work Best With

We work best with owners who want a building run properly rather than watched casually. Four profiles describe most of our client base across the three counties:

Landlords New to the Role

A first rental, or a duplex you now live next to instead of in. We handle screening, the lease, deposit mechanics, and the notice paperwork that most new owners get wrong exactly once.

Out-of-Market Investors

Investors who bought Milwaukee-area cash flow from somewhere else and need someone who can be standing at the property the same day, not the same week.

Hold-Period Investors

Owners protecting the condition of an older building across years of tenancies, where deferred maintenance compounds a good deal faster than rent does.

Duplex and Small Multi-Family Owners

The two to eight unit buildings that make up much of this market, where one bad tenancy or one failed lateral moves the whole building’s economics for the year.

What We Do

Residential property management is all we do. There is no brokerage arm here, no sales listings, and no commission waiting at the end of your hold period. We get paid while your building performs, which keeps our interests and yours pointed the same direction.

That covers marketing and showings, applicant screening, lease preparation and renewals, rent collection, maintenance coordination, periodic inspections, monthly owner statements, and the legal steps required when a tenancy ends badly. Owners can pull statements, leases, maintenance history, and ledgers from the portal at any hour.

We take long-term residential only. Short-term and vacation rentals are out, and so is commercial. That restriction is deliberate. It is the reason our process holds from a single-family in Oconomowoc to a duplex in West Allis.

Why Milwaukee-Area Owners Choose Us

The suburbs are not a single market, and neither is any one county in them. Turnover speed, building age, and tenant profile all move block to block. Four things define how this office operates:

Submarket-Level Read

A West Allis duplex, a Brookfield single-family, and a West Bend rental are three different products with three different tenant pools. We underwrite each on its own comps, never on a metro average.

Older Housing Stock

Pre-war bungalows, workers’ cottages, and dense duplex grids come with knob-and-tube wiring, original windows, and basement moisture. We budget and schedule for that instead of being surprised by it.

Trades That Know These Buildings

Our contractors work this metro every day and have opened up plenty of the same 1920s walls. They quote realistically, they turn up, and our owners get scheduled ahead of one-off retail work.

Wisconsin Compliance

Wisconsin sets one statewide standard, so the same rules apply in all three counties. The exposure is procedural: 21-day deposit returns, itemized deductions, correct 5-day and 14-day notices. We run to that spec.

National Recognition

The Real Property Management system this office belongs to has picked up a fair amount of outside recognition:

  • #1 in its category by Entrepreneur Magazine’s Franchise 500
  • Named to the Forbes Top 10 Franchises list
  • Recognized by Franchise Business Review for franchisee satisfaction
  • Featured in the Wall Street Journal, U.S. News & World Report, MarketWatch, Reuters, and Fox Business
