Lake Geneva Property Management
Lake Geneva holds two housing markets in one city. Roughly one in ten homes is a seasonal residence that sits closed for much of the year, while about 45% of households rent and live here year-round. That second market is where a lake-area house can be leased for a full year.
If you own a Lake Geneva home you no longer use yourself, RPM Greater Milwaukee Suburbs can place a qualified year-round resident in it and manage the property while you are away.
For owners of second homes and inherited houses who would rather hold one long-term lease than run a calendar of short stays.
Long-Term Leasing in a Resort Town With a Year-Round Population
The city comprehensive plan calls Lake Geneva unusual for pairing a large seasonal housing base with a significant year-round population.
The plan names housing for service and hospitality workers as a local need and sets a goal of 200 new workforce units by 2030. Grand Geneva Resort opened housing for up to 172 employees in 2024, a sign of how short worker housing is in the area.
How the Lake Geneva Rental Market Is Built
- Renter share: about 45% of occupied homes, per ACS 2024 five-year estimates
- Seasonal homes: roughly one in ten housing units, held for seasonal or recreational use
- Housing mix: 61% single-family, 8% in two- to four-unit buildings, 31% in buildings of five or more units
- Age of stock: median year built 1978, with about 14% built before 1940
- Median household income: $75,629
- Schools: Lake Geneva Schools, made up of the Lake Geneva Joint #1 district and the Lake Geneva-Genoa City Union High School district (Badger High School)
- Location: Walworth County, at the northeast end of Geneva Lake
Pricing From Year-Round Comparables
Summer nightly rates say little about what a long-term resident will pay. We set the asking rent from comparable long-term rents in your submarket.
Screening Under Written Standards
Every applicant is screened against the same written criteria, covering income, credit, rental history, and criminal history. Verified lawful non-employment income and housing assistance are considered.
Care Suited to Lake-Area Houses
Homes near the water deal with damp basements and freeze and thaw cycles. We coordinate routine and emergency maintenance and inspect on a set schedule.
Lived In Through the Off-Season
A house closed from October to May can hide a frozen pipe or a roof leak for weeks. A resident living there can report issues to us, and we coordinate the repair.
Hands-On Management for Owners Who Live Elsewhere
Owners who live in the Chicago area or elsewhere in Wisconsin get one point of contact and written reporting.
Leasing Built Around a Full-Year Term
We market the home to year-round renters. Available homes appear on our rental listings, and we handle renewals ahead of the lease end date.
Leases and Notices Kept Current
Wisconsin landlord-tenant law governs security deposits and required notices on every long-term lease. We keep lease documents current and deliver notices in the proper form, with a written record of each tenancy.
Protecting a Home Near the Lake
About 14% of Lake Geneva housing was built before 1940 (ACS 2024). We follow a structured inspection rhythm and document the condition of the home at move-in and move-out.
Lake Geneva Rental Market by Neighborhood
Lake Geneva has no single apartment district. The comprehensive plan describes multifamily development as well distributed around the community, so demand depends on the street and the building type.
Downtown and Maple Park
Maple Park, a residential neighborhood dating to 1847, holds Queen Anne, Greek Revival, and Italianate homes, and the Main Street Historic District has upper-floor units downtown. Historic tax credits can apply to a certified rehabilitation of a contributing rental building.
Geneva Lake Shore
Lakefront homes lean toward owner and seasonal use.
East and South Growth Areas
The comprehensive plan directs new planned neighborhoods to the east side, between STH 120 and USH 12, and to both sides of CTH BB south of the city. As these neighborhoods build out, newer houses and townhomes are expected to join the rental mix.
Wells Street Corridor
Residents at the plan’s vision workshop named Wells Street as a place for new housing. Older houses and apartment buildings both sit along this side of town.
A year-round resident keeps the heat on and notices problems during the months a seasonal home would sit empty.

Weighing a Vacation Rental Against a 12-Month Lease
In Lake Geneva, short-term renting runs through several layers of rules. The city regulates short-term rentals under Section 98-206(y) of its code, with a registration process for operators.
Under Wis. Stat. 66.1014, a city cannot ban rentals of seven consecutive days or longer. That protection does not extend to shorter stays. For rentals of 7 to 29 days, a city can cap the total rental days at no fewer than 180 in any 365-day period, and it can require those days to run consecutively.
The state also requires a license from the Wisconsin Department of Agriculture, Trade and Consumer Protection (DATCP), called a tourist rooming house license, for anyone who rents a home for stays of under 30 days on more than 10 nights a year. Short-term stays also owe city room tax, with a room tax permit and monthly reporting.
The city comprehensive plan uses the term “tourist rooming house” more narrowly, for vacation rentals of under seven days. It says the city will continue to direct them to commercial areas and “prevent such rentals in neighborhoods by enforcing the City’s zoning ordinance.” The plan also recommends asking the state to let cities limit short-term rentals to an owner’s primary residence.
The City of Lake Geneva decides how its rules apply to a specific property, and its Short-Term Rental Administrator handles questions. A 12-month lease to a year-round resident is a different arrangement, governed by Wisconsin landlord-tenant law. It also means giving up personal use of the house for the full term, summers included.

Frequently Asked Questions: Lake Geneva Property Management
Can I rent out my Lake Geneva home on a long-term lease?
In most cases, yes. Wisconsin’s short-term rental rules cover stays of under 30 days. Condo and HOA rules, lenders, and insurers can have their own leasing requirements, so check those before listing. For city rules on a specific address, contact the City of Lake Geneva.
Can I still use the house in summer?
Not during a 12-month lease. The resident has the home for the full term, summers included. If you want weeks at the lake each year, a long-term lease may not fit the house.
Do you have an office in Lake Geneva?
No. Our office is at 401 W Main St in Waukesha, about 50 minutes from downtown Lake Geneva, and we take on Lake Geneva homes by request. We also manage rentals in Muskego, Waukesha, Oak Creek, Milwaukee, and the other communities on our Areas We Serve list. Contact us to ask about a specific property.
I inherited a house near the lake. What does it need before it can be leased?
We start with an inspection. Lake Geneva housing has a median build year of 1978 and an older core, so we look at heating, plumbing, electrical, the basement for water, and smoke and carbon monoxide detectors. Then we tell you what needs attention before move-in.
Where does year-round rental demand come from?
From people who live in the area year-round. Local employers include resorts and hospitality businesses, Aurora Lakeland Medical Center in nearby Elkhorn, the schools, and companies in the Lake Geneva Business Park.
How do you set the rent for my home?
We look at comparable rents in your submarket for homes of similar size, age, and condition.
